C. 27278 <br /> Re: Justification of Private Road <br /> Property of OK Properties fronting on east side of Roy Road i n <br /> Bingham Township <br /> Gentlemen: <br /> Roy Road is an existing Class A road now serving four (4) lots. All <br /> lots are included on a recorded road maintenance agreement with the <br /> stipulation in the road maintence agreement that if - any existing lot <br /> is further divided to create additional lots, then each existing lot <br /> and each additional lot shall share equally in the maintenance. <br /> Justification of a Roy Road <br /> 1 . Roy Road is approximately 520 feet long. The subdivision of the <br /> lot in question will not require the building of additional <br /> roads. <br /> 2. The area is primarily rural /agricultural and the building of a <br /> public road would only serve to disrupt the rural character of <br /> this community. Each lot will remain in excess of the size <br /> required under the ordinance. <br /> 3. The existing entrance to Roy ' Road has large trees growing on each <br /> side buffering the subdivision from Dairyland Road except where <br /> cleared for Roy Road. Widing the existing entrance to comply <br /> with DOT requirements will eliminate part of this screening . <br /> 4. Roy Road as it exists, is adequate to provide access by fire and <br /> rescue vehicles. <br /> 5. Roy Road- will only serve seven .(7) lots and ends in a cul de sac. <br /> There is no justification in extending Roy Road to connect with <br /> another public road. <br />
