The applicants <br /> are reqesting an appeal from the County Commissioners <br /> as provided for in Section III-D-1-e of the Subdivi- <br /> sion Regulations. <br /> The property is located on the south side of Dairyland <br /> Road (SR 1177) approximately 800 feet west of the <br /> intersection with Dodsons Crossroads (SR 1102) . The <br /> property is zoned Residential-1; the Land Use Plan <br /> designation is Rural Residential. Adjacent land uses <br /> are residential. <br /> The total acreage of the tract is 4.063 acres. Four <br /> (4) lots are proposed which will be served by <br /> individual wells and septic tanks. The applicant <br /> submitted a private road justification for Roy. Road, <br /> an existing private road which will give the four <br /> proposed lots access to Dairyland Road. <br /> The justification and the Planning Staff's evaluation <br /> are included with the attachments. Due to the design <br /> and location of the subdivision, the Staff determined <br /> that a private road would not be justified in this <br /> case. <br /> Upon reviewing the concept plan for CK Properties, the <br /> Planning Board determined that Roy Road should be <br />
