The Lease may <br /> be modified in writing only, signed by the parties in <br /> interest at the time of the modification. <br /> 15.4 Notices: <br /> All notices under this Lease shall be in writing and <br /> shall be deemed delivered twenty-four (24) hours after <br /> deposit in the United States mail, postage prepaid, <br /> properly addressed to Lessee at the address of the <br /> Premises, or to Lessor, at the address designated for <br /> rental payment. <br /> 15.5 Waivers: <br /> No waiver by Lessor of any provision hereof shall be <br /> deemed a waiver of any other provision. <br /> 15.6 Holding Over: <br /> If Lessee remains in possession of any renewal term the <br /> Premises or any part thereof after the expiration of the <br /> term hereof or without executing a new lease, such <br /> occupancy shall be construed as a tenancy from <br /> month-to-month at a rental rate in the amount of twice <br /> the last monthly rental plus all other charges hereunder, <br /> and upon all of the terms of this Lease. <br /> 15.7 Bindin Effect: <br /> Subject to any provisions hereof restricting assignment <br /> or subletting by Lessee, this Lease shall bind the <br /> parties,, their successors and assigns. <br /> 15.8 Lessor's Access: <br /> Lessee shall permit Lessor and Lessor's agents to enter <br /> the leased Premises at all reasonable times. <br /> 6 <br />
