USE OF PREMISES. <br /> 5.1 The leased premises may be used and occupied only for purposes <br /> of operating Lessee's county offices. <br /> 5.2 . - _ _ <br /> r . Lessee shall not <br /> use or permit the use of the premises in any manner that would tend <br /> to create waste or a nuisance or would tend to unreasonably disturb <br /> any other tenant in the building containing the leased premises. <br /> 6. MAINTENANCE, REPAIRS, AND ALTERATIONS. <br /> 7.1 Lessor's Obligations <br /> Except for damage caused by any negligent or intentional act <br /> or ommission of Lessee, Lessee's agents, employees, or <br /> invitees, and except for reasonable wear and tear, Lessor <br /> shall, at its own expense, keep in good order, condition and <br /> repair the foundation, exterior walls, exterior roof, all <br /> plumbing, heating, air conditioning, ventilating, electrical <br /> and lighting facilities and equipment serving the premises, <br /> and the landscaping and parking lot. Lessor shall not be <br /> required to maintain the interior surface of exterior walls, <br /> windows, doors, floors, or plate glass. <br /> 7.2 Lessee's Obligations: <br /> Lessee shall at its own expense keep in good order, condition <br /> and repair interior walls, interior surface of exterior walls, <br /> ceilings, windows, floors, doors, , <br /> located within the <br /> A ' premises. On, the last day—Ft—the term of this lease or the <br /> last day of any renewal terms, or on any sooner termination. <br /> Lessee agrees to surrender the premises to Lessor in the same <br /> condition as they were received, ordinary wear and teat <br /> excepted.
