1
ORANGE COUNTY
BOARD OF COMMISSIONERS
Action Agenda
Item No. V-A
ACTION AGENDA ITEM ABSTRACT
Meeting Date: February 20 , 1990
SUBJECT: LEASE: CENTEL BUILDING
DEPARTMENT: PURCHASING & CENTRAL SRVS. PUBLIC HEARING YES: NO: XX
ATTACHMENT(S) : INFORMATION CONTACT: PAM JONES
EXT 498
LEASE Telephone Number-
Hillsborough -732-8181
Chapel Hill -967-9251
Mebane -227-2031
Durham -688-7331
PURPOSE: To consider a lease for property at 132 E. King Street ,
Hillsborough, also known as the Centel Building.
BACKGROUND: During negotiations with Centel regarding the installation
of the County's new telephone system, Centel offered to lease space in
their building on King Street in which to relocate both the telephone
switch and the offices of Purchasing and Central Services.
The lease of this space would benefit the County in at least two
different respects:
1 . Space currently occupied by the Departments of Purchasing and
Central Services could be reallocated to the Department of Social
Services. Social Services has been out of compliance for quite
some time with the State's space requirement of 80 square feet per
worker. This would allow area to develop approximately eight (8)
new offices. Further, there is an obvious advantage to keeping the
department under one roof rather than leasing space elsewhere in
Hillsborough.
2. By housing the telephone switch in Centel 's office, repair
response time would be almost immediate. In case of malfunction, the
switch would set off an alarm and would be addressed by Centel repair
persons who staff the office 24 hours each day. This is particularly
attractive to the County since the Sheriff relies on the system to
provide toll free access to his Department and to the Jail after hours.
