3. A Type D Land Use Buffer shall be provided along the Duke 18 <br /> Power transmission line along the north side of the <br /> subdivision. The buffer shall be 50 feet in width and <br /> provide sufficient vegetation to meet the standards of <br /> Section IV-B-8-e. The existence of the buffer shall be noted <br /> on the plat. <br /> 4 . A Type A Land Use Buffer shall be provided along Dairyland <br /> Road (SR 1112 ) . The buffer shall be 30 feet in width and <br /> provide sufficient vegetation to meet the standards of <br /> Section IV-B-8-e. The existence of the buffer shall be noted <br /> on the plat. <br /> C. Drainage <br /> 1 . The 100-year floodplain of Morgan Creek shall be labeled on <br /> the Final Plat. <br /> 2 . Impervious surface data, as required by Article 6. 23.4 of the <br /> Zoning Ordinance, shall be included in a document describing <br /> development restrictions and requirements to be prepared by <br /> Planning Staff and recorded concurrently with the Final Plat. <br /> 3 . A stream buffer shall be provided along Morgan Creek. The <br /> width of the buffer shall be stated on the face of the plat. <br /> Development restrictions within the buffer shall be specified <br /> in a document describing development restrictions and <br /> requirements to be prepared by Planning Staff and recorded <br /> concurrently with the Final Plat. <br /> D. Parkland . <br /> 1. The applicant shall dedicate to Orange County 2 . 6 acres of <br /> parkland located along Morgan Creek as shown in a cross hatch <br /> pattern on the Preliminary Plan. The applicant shall also <br /> dedicate a parkland area 30 feet wide along Morgan Creek <br /> extending from the 2 . 6 acres described above to Dairyland <br /> Road (SR 1112) . <br /> E. Miscellaneous <br /> 1 . The Final Plat shall contain. a title block and vicinity map <br /> in accordance with Section v-D-2 and V-D-3 of the Orange <br /> County Subdivision Regulations. <br /> 2 . The following natural and man-made site features shall be <br /> shown on the plat: <br /> a. Morgan Creek <br /> b. :Intermittent Stream <br /> c. Utility Lines <br /> 3. The following easements shall be shown on the plat: <br />
