� l <br /> subject to the following development <br /> standards : <br /> 1) The overall density of any <br /> development application shall not <br /> exceed one dwelling unit per five <br /> acres; <br /> 2) The minimum lot size of any lot <br /> shall be one acre; <br /> 3) The impervious surface ratio for <br /> the entire development shall not <br /> exceed four percent; <br /> 4) The use of on-site structural <br /> best management practices will be <br /> required if needed to provide <br /> pollution control; and <br /> 5) Open space reservations shall be <br /> restricted to prohibit future <br /> subdivision. <br /> c) Existing Lots (21 Record: Lots of <br /> record as of October 2, 1989 that are <br /> less than five acres in size may be <br /> developed by landowners at their <br /> current lot sizes. <br /> Any lot of record as of October 2, <br /> 1989 may also be subdivided to create <br /> up to five lots of no less than two <br /> acres in size, while the remaining <br /> land may be developed at densities of <br /> no more than one dwelling unit per <br /> five acres. <br /> .
