The area covered by driveways and frontage roads . <br /> The template not only calculates the amount and percentage of <br /> impervious surface, but it identifies the degree of <br /> noncompliance and the minimum lot size needed to comply. <br /> Regardless of the standards eventually adopted, the template <br /> will reduce the amount of staff time necessary to determine <br /> compliance. The standards will require, however, greater <br /> detail on site plans submitted as part of building permit <br /> applications. <br /> Template Expansion/Scenario Development <br /> While the template proved useful for evaluating individual <br /> sites, the amount of time required to evaluate a number of <br /> development scenarios or alternatives would have been <br /> enormous. Thus, the template was modified to calculate the <br /> amount of impervious surface and required lot size for up to <br /> a number of development scenarios. <br /> In applying the template, a number of design elements were <br /> considered. In each scenario, impervious surface was defined <br /> to include paved and unpaved surfaces . The scenarios included <br /> the following: <br /> 1 . Lot Configuration: Four lot shapes were evaluated - <br /> narrow, typical, square, and wide (see Attachment ) . <br /> Lot shape is important for one principal reason - the <br /> greater the lot width, the greater the road frontage <br /> used in calculating impervious surface. <br /> 2 . Road Classification: Four road classifications were <br /> evaluated - Public (22 ft. width) , Class A Private ( 18 <br /> ft. width) , Class B Private ( 12 ft. width) , and Class C <br /> Private (8 ft. width) . Only new roads were considered, <br /> and only half of the pavement width was used in <br /> calculating impervious surface. <br /> 3 . Dwelling Area: Four dwelling sizes were evaluated - <br /> 1000, 1500, 2000, and 2500 square feet (sq.ft. ) . Size <br /> categories were based on discussions with Inspections <br /> personnel which indicated: <br /> a. 1000 sq.ft. in floor area represented the <br /> lower limit for one-story single-family residential <br /> construction; and <br /> b. 2500 sq.ft. was the upper limit for one-story <br /> single-family construction. <br />
