Determination of maximum density or development potential considering zoning, <br /> stormwater management regulations, and physical conditions; <br /> 3. "High-level" feasibility and capacity study for offsite sanitary sewer extension, <br /> prepare preliminary estimate of associated construction value, assess easement <br /> requirements, identify any unusual permitting requirements, etc. <br /> 4. Review of physical, capacity, and regulatory requirements pertaining to public water <br /> service for the property; <br /> 5. Consideration of vehicular access issues, sight distance limitations, driveway <br /> access options, and probable issues concerning roadway improvements; <br /> 6. Prepare sketches showing conceptual property usage options composed of various <br /> service facilities under consideration, with combinations of uses utilizing shared <br /> infrastructure such as driveway and parking areas, etc. as practical. <br /> 7.
