Cushman as shown on plat hereinafter referred to and thence from said <br />point and place of BEGINNING along with the southern line of Dr. R.E. Cushman <br />south 870 0' 17" east 513,87 feet to a stake; thence continuing with said <br />Cushman south 820 17' 20" east 127.65 feet to a stake; thence south 10 27' 53" <br />west 505.65 feet to a stake thence along the northern line of Tract 1 as shown on <br />plat hereinafter referred to south 870 56' 0" west 673.27 feet to a stake; thence <br />north 20 1' 15" east 574.10 feet to place and point of beginning, containing 8.192 <br />acres more or less, and being all of parcel "B" as shown on "PLAT OF THE <br />PROPERTY SHEPHERD D. STOREY and wife, FLORENCE S. STOREY ", <br />ACCORDING to plat and survey thereof by Norman A., Beaver, Registered Land <br />Surveyor dated October 22, 1977, recorded in Orange County Registry in Plat <br />Book 27, Page 126, to which reference is hereby made for a more particular <br />description of the same. <br />1 Sewer and water lines shall be extended at the time of site development in <br />accordance with Town of Hillsborough standards. <br />2. All water and sewer easements, if required, shall be shown on a plat and recorded <br />prior to issuance of certificate of occupancy. <br />3. Proposed drives and parking shall be installed and maintained as shown on the site <br />plan. <br />4 All NCDOT construction requirements shall be met. An encroachment agreement is <br />required for proposed utility work within the NC 86 Right -of -way. <br />5, Sidewalks shall be constructed and maintained as indicated on the approved site <br />plan. <br />6, Two access points on the north side of E. Storey Lane shall be permitted. Signage <br />shall be installed to direct the one -way traffic as indicated on the site plan. <br />7 Lighting and landscaping plans shall be approved prior to issuance of any building <br />permits. Installation in accordance with approved plans shall be complete prior to <br />issuance of certificate of occupancy. <br />8. Curb and gutter is required for all parking and drive areas <br />9, If any condition of this Special Use Permit shall be held invalid or void, then this <br />Special Use Permit shall be void in it's entirety and of no effect. <br />10.This Special Use Permit shall automatically expire within twelve (12) months of the <br />date of approval if the use has not commenced or construction has not commenced <br />or proceeded unless a timely application for extension of the time limit is approved <br />by the Board of County Commissioners as provided by Section 8 4.11 of the Orange <br />County Zoning Ordinance <br />CADocuments and Settings \sborhanian \Desktop \Special Use Permit Resolution doe <br />
