7 .4 Successors and Assigns. This Deed of Trust shall be <br /> binding upon the Grantor, and its successor and assigns and shall <br /> inure to the benefit of, and be enforceable by the Deed of Trust <br /> Trustee and the Beneficiary and their respective successors and <br /> assigns. <br /> 7 . 5 Applicable Law. This Deed of Trust shall be governed by <br /> and construed in accordance with the laws of the State of North <br /> Carolina.
