receipt of which is hereby acknowledged, the Party of the First Part has granted, released,
<br /> assigned, set over, sold and conveyed, and by these presents does hereby grant, release,
<br /> assign, set over, sell and convey unto the Party of the Second Part, its successors and
<br /> assigns, (1) a Permanent Easement for the location, construction, operation, maintenance,
<br /> alteration; repair and patrol of underground sanitary sewer and/or other utility lines; and,
<br /> (2) a Temporary Easement for the purpose of constructing, installing and placing
<br /> underground sanitary sewer and/or other utility lines; both together with the right to trim,
<br /> cut, fell and remove therefrom all trees, underbrush, obstructions and other vegetation,
<br /> structures, or obstacles within the limits of the right-of-way; reserving, however, to the
<br /> land owners, their heirs and assigns, all such rights and privileges as may be used without
<br /> interfering with or abridging the rights and easement hereby acquired; subject, however,
<br /> to existing easements for public roads and highways, public utilities, railroads and
<br /> pipelines and right-of-way in, on, over and across the parcel of land, and said Permanent
<br /> Easement containing 34,435 square feet, more or less, and said Temporary Easement
<br /> being 23,325 square feet, more or less, and being more particularly described as shown
<br /> on a plat entitled "EASEMENT PLAT FOR ORANGE COUNTY NORTH
<br /> CAROLINA ON THE PROPERTY OF: SEVEN MILE FARM, L.L.C." revised
<br /> JULY 21, 2015, and surveyed and platted by Robert E. Leach, H, recorded at Book

<br /> TO HAVE AND TO HOLD, said easements unto the Party of the Second Part, its
<br /> successors and assigns in perpetuity, subject to the terms and provisions hereinabove set
<br /> forth save and except the temporary construction easement will terminate one year from
