Soil: <br />According to the United States Department of Agriculture Soil Conservation Services <br />Soil Report of Orange County, North Carolina, the predominant soil at the site <br />consists of GeC and GeB Georgeville silt loam. This soil material is generally well <br />drained and moderately permeable. Additional soil borings were taken by Trigon <br />Engineering Consultants on December 20, 2005. The soil type is mostly sandy clays, <br />as determined in accordance with the unified soil classification system, ASTM D -2488. <br />Land Use: <br />The existing use of this land is generally undeveloped hardwood forest. The zoning <br />of this area is R -1 (Residential). The proposed use of this land is consistent with the <br />Orange County Zoning Ordinance. <br />4, Wetlands: <br />A Wetlands Survey was performed by Trigon Engineering Consultants.. (See the <br />attached report dated December 23, 2005.) <br />5. Prime or Unique Agriculture Lands: <br />No prime or unique agricultural lands are located at the site. This site is an <br />undeveloped hardwood forest. <br />6, Public Lands, Scenic and Recreational Areas: <br />The proposed site is not formally designated as park land, scenic, recreational or state <br />natural areas,. <br />7. Areas of Archaeological or Historical Value: <br />Review of the North Carolina Office of Historic Preservation data confirms that no <br />known properties of architectural, historical or archeological significance will be <br />affected by this project. <br />8. Air Quality: <br />Currently, there are no sources of emissions or odors associated with this site other <br />than the traffic movements to and from the existing surface parking lots and adjacent <br />highways. <br />9. Noise Levels: <br />Existing noise levels at the site are typical of the suburban background conditions. <br />There are no significant sources of noise on this site or in the immediate vicinity. <br />10. Water Resources (Surface and Groundwater): <br />Stormwater runs into the existing storm drainage system through the stream channel <br />along the west and north sides of the parcel. This sub -basin system drains to Stony <br />Creek. Groundwater was still not evident at the 25' boring termination, indicating <br />that it is found deeper than 25'. <br />
