The 5.03 acre. tract is proposed to h=ve <br /> access along NC 86. Traffic figures for NC 86 are 4500 trips/day (1978). The <br /> Orange County Health Department has approved the lot for on site sewage d.sposal <br /> and a well is proposed. The site is wooded and the building is proposed •o be <br /> set backlfram the road. The area is located in the Orange Rural Fire District <br /> and will be served by- the Orange Rescue Squad, <br /> IMPACT: The property is located in the HB-2 Rural-Industrial node as designated b the <br /> Land UselPlan and, therefore, would conform with the Land Use Plan if rez ned. <br /> The development intensity of the proposal meets the minimum required for pen <br /> space and parking spaces and does not etceed the maximum allowed Floor Ar a. <br /> :OMMENDATION: <br /> The Planning Board recommends approval subject to the following imposed co ditions <br /> 1. That a plat showing the lot and proposed buildings be recorded prior to the <br /> start of construction. <br /> 2. Drainage, soil erosion, and sedimentation plans shall be received by th <br /> Orange County Erosion and Sedimentation Control Officer. The installat on <br /> of control devices and on-going construction work shall be inspected by <br /> Orange County. The site shall be inconformance with the Soil Erosion aid <br /> Sedimentation Control Ordinance, <br /> 3. That DOT access standards be met and a driveway permit obtained. <br /> 4.
