<br /> This [lease Agreement, dated this day of - , 1983,
<br /> by and between the Chapel Hill Housing Authority, hereinafter called the Autho ity,
<br /> and the County of Orange, hereinafter called the County.
<br /> WITNESSETH:
<br /> The Authority hereby leases to the County and the County hereby leases fro
<br /> the Authorilty, the following described property, sometimes hereinafter referred
<br /> to as the leased premises, to-wit:
<br /> Space in the amount of approximately 1,672 square feet, to be located on t e
<br /> first floor,of the building known as the Chapel Hill Housing Authority Administ a-
<br /> tion Building, with an address of 317 Caldwell Street Extension, Chapel Hill, N rth
<br /> Carolina 27514;
<br /> 1. TERM: The County to have and to hold above described premises for a
<br /> term of three (3) years, commencing on or about , 1983,
<br /> and terminating on — , 1986, on the terms and condi-
<br /> tions as set forth herein.
<br /> 2. USE AND POSSESSION: It is understood that the leased premises are
<br /> to be occupied solely by the Employment Security Commission for general office
<br /> purposes, The County to accept possession of said leased premises within ten
<br /> (10) days of�l , 1983. The County, at the expiration of
<br /> the term, shall deliver up the leased premises in good repair and condition,
<br /> damages beyond the control of the County, reasonable use, ordinary decay, wear,
<br /> and tear excepted.
<br /> 3. RENT: The County hereby covenants and agrees to pay to the Authority,
<br /> in advance, rent in the amount of $1,114,00 per month (except that the first
<br /> payment shall, be due upon occupancy and shall be prorated if occupancy occurs
<br /> after 1 , 1983) on the first day of each and every month. The
<br /> Authority agrees that all utilities associated with normal office operations,
<br /> including electricity, water, sewer, and janitorial service, as normally pro-

<br /> vided in other commercial buildings, shall be included in the rent. Rent
<br /> 1
<br /> shall be paidjto the Authority, at such location as is designated in writing,
<br /> 4. NOTICES: For the purpose of notice or demand, the respective parties
<br /> shall be served by certified or registered mail, return receipt requested, ad-
<br /> dressed to the County or the Authority at their respective principal office
<br /> addresses, aslset forth herein.
