5 <br /> Article 11. NON-CONFORMITIES <br /> 11.10 Non-Conforming Structures Other Than Signs <br /> b) A non-conforming commercial or industrial structure <br /> destroyed to the extent of 60% or more of its floor <br /> area may only be reconstructed in accordance with <br /> the regulations of the district in which located <br /> including those regulating <br /> °minimum lot area per use <br /> °minimum lot width <br /> °required front setback <br /> °required side and rear setback <br /> °maximum building height; <br /> provided, however, a non-conforming commercial or <br /> industrial structure located on a non-conforming lot <br /> shall not be required to comply with either or both <br /> dimensional requirements regulating <br /> °minimum lot area per use <br /> °minimum lot width, <br /> but shall comply with the dimensional requirements regulating <br /> °required front setback <br /> °required side and rear setback <br /> °maximum building height <br /> c) A non-conforming residential structure destroyed to the <br /> extent of 75X or more of its floor area may only be <br /> reconstructed in accordance with the regulations of the <br /> district in which located including those regulating <br /> °minimum lot area per dwelling unit <br /> °minimum lot width <br /> °required front setback <br /> • °required side and rear setback. <br /> °maximum building height; <br /> provided, however, a non-conforming residential structure <br /> located on a non-conforming lot shall not be required to <br /> comply with either or both dimension requirements regulating <br /> °minimum lot area per dwelling unit <br /> °minimum lot width, <br /> but shall comply with the dimensional requirements regulating <br /> °required front setback <br /> °required side and rear setback <br /> °maximum building height <br /> Should the size or configuration of the lot preclude <br /> compliance with one or more of the setback requirements, <br /> compliance with setback requirements which cannot be met <br /> due to Tot size or''configuration shall not be required. <br />
