All property to be designated for new development under this classification <br /> shall have direct access to major collection streets as designated by the <br /> adopted Land Use Plan. <br /> Staff Comment: Site has direct access onto NC 86 and Weaver Dairy Road, both <br /> roads designated as arterial streets in the Land Use Plan. <br /> The intersection of NC 86 and Weaver Dairy Road is under <br /> consideration for a signal to regulate traffic when the <br /> Timberlyne Shopping Center opens on December 1, 1983. <br /> No specific use of the property is known but an estimate of <br /> traffic generation is possible using date from the national <br /> Institute of Traffic Engineers. If developed for commercial <br /> purposes, da estimated 1,296 vehicle trips per day would result <br /> (432 trips/acre).. If developed for office purposes, an estimated <br /> 675 vehicle trips per day would result (225 trips/acre). <br /> The average daily traffic on NC 86 was 8,976 vehicles per day <br /> in 1982. Average daily traffic on Weaver Dairy Road was 3,100 <br /> in 1982. <br /> Being situated on the corner of two arterial streets, the site, <br /> if developed for commercial purposes, would increase traffic <br /> on NC 86 to near capacity levels <br /> OTHER INFORMATION <br /> Fire protection for the property in question would be provided by the New Hope <br /> Rural Fire Department. The new'Hope Fire Station is approximately 1.5 miles <br /> from the site Response'tiMe"from the station would be approximately 2-3 minutes, <br /> Since this property borders on the Chapel Hill zohing/eorporate limits, <br /> annexation would necessitate the site being served by Fire Station No 4 on <br /> NC 86. That station is located across NC 86 from the site. <br /> ! <br /> Police Protection: Law enforcement protection would be provided by the Orange <br /> County Sheriff's.Department; The bitenfalls within Patrol Area 11 which is <br /> patrolled on a 24 hour basis, three shifts, one deputy per car, <br /> • <br /> H, <br />
