All parking areas shall be <br /> screened from adjacent properties either by existing <br /> vegetation or by proposed vegetation. <br /> 2. Underground Electrical and Telephone Utilities <br /> All electrical and telephone service lines shall be <br /> installed underground in any PD-PWI district at the <br /> expense of the developer. <br /> 3. Sign Limitation <br /> Sign limitation shall be as provided for PD-PWI districts <br /> in Article 9. <br /> 4. All access roads and employee/visitor parking areas shall <br /> be paved, but graded and located to encourage sheet drainag <br /> and infiltration of storm water. Storage areas and equipme t <br /> parking areas need not be paved, but shall be designed to <br /> minimize adverse stormwater runoff impacts. <br /> 5. The site plan shall identify the location of and show that <br /> all environmentally sensitive areas remain undisturbed. <br /> These areas include, but are not limited to, designated floo. <br /> plains, alluvial soils, imperious soils and land with gfade. <br /> in excess of 15%. <br /> 6. The proposed grading, stormwater management, soil erosion an. <br /> Sedimentation control shall be incorporated into the plan an. <br /> designed to minimize point discharges of storm water and <br /> possible soil erosion or sedimentation. If the storage of <br /> large volume of any liquid is proposed the site plan shall <br /> indicate adequate storage capacity to retain on-site any <br /> spill of such liquids. <br /> 7. The applicant shall provide a complete description of the pr - <br /> posed use, including manufacturing processes; materials used <br /> and any wastes produced. The proposed use shall use minimal <br /> amounts of water and produce minimal amounts of waste to be <br /> disposed of by sewage treatment, solid waste landfilling or <br /> other methods. <br /> 8, The applicant shall provide a complete description of all <br /> hazardous or toxic substances use, produced, stored,consumed <br /> or discharged in their manufacturing processes. These <br /> substances shall not equal or exceed amounts specified in th2 <br /> most current EPA list of Hazardous Substances and Priority <br /> Pollutants, <br /> 9. The applicant shall review emergency response capabilities Wth <br /> 1 the appropriate agencies and shall produce an emergency response <br /> plan, approved by those agencies: The plan shall be capable <br /> of being carried out within the existing aystem. If it cann.t <br /> be carried out with existing equipment, the applicant must <br /> provide the additional equipment. <br /> 10. Outdoor illumination of buildings, outdoor storage areas, and <br /> parking areas shall be designed and located to prevent glare <br /> on adjacent property. It shall be the applicant's responsibility <br /> to show that the proposed lighting can meet this requirement. <br /> 11. The applicant shall provide any other information requested b <br /> the County to adequately review the Planned Protected Watersh d <br /> Industrial Development. <br /> All interested citizens are invited to attend this hearing and be heard. Changes <br /> may be made in the advertised proposal which reflect debate, objections and discussion <br /> at the hearing. <br />
