ARTICLE 7. PLANNED DEVELOPMENT DISTRICTS <br /> L2 1 Establishment of the Planned Development Districts <br /> PWI - PD <br /> 7,19 PD-PWI PLANNED DEVELOPMENT - PROTECTED WATERSHED INDUSTRIAL DI.TRICT <br /> The following regulations and requirements apply to PD-PWI <br /> Planned Development - Protected Watershed Industrial District. <br /> 7.19.1 PD-PWI District: Defined, Intent, Where Permitted <br /> a) PD-PWI districts may hereafter be established in accordance <br /> with the general procedures and requirements set forth in <br /> Sections 7.4 through 7.9. Such districts are defined as <br /> planned development districts for establishment of a range <br /> of low intensity industrial uses with minimal impacts beyond <br /> the space occupied by the building. It is the intent of these <br /> regulations to provide for development of such districts at <br /> locations within protected water supply watersheds appropriate <br /> in terms of the Land Use Plan and the Orange County Thorough are <br /> Plan and in accord with the standards set forth herein. <br /> It is further intended that PD-PWI districts shill: <br /> 1. Encourage development of appropriate industrial <br /> within designated water supply watersheds which will prov de <br /> employment opportunities for Orange County residents. <br /> 2. Provide well planned developments on sites with adequate <br /> access to major roads, without serious environmental <br /> constraints, with necessary public facilities, and according <br /> to plans which will control stormwater runoff and protect <br /> water supply water supply watersheds form contamination. <br /> 3. Serve as an alternative to continued expansion of non- <br /> residential zoning into the agricultural areas of the <br /> County. <br /> 4. Protect stability and property values of surrounding <br /> residential property. It is intended that projects approved <br /> for PD-PWI'designation will be so located and designed to <br /> be compatible with both residential and agricultural uses. <br /> It is further intended that projects will provide protect n <br /> of the water supply by providing methods to control storm <br /> water runoff and keep water quality high. <br /> Minimum Area Re Uired Fok Establishment of District <br /> No such district shall be established with a net land area of 1 <br /> less than ten acres. <br /> Permitted Ptincipal Uses and Structures <br /> Permitted principal uses and structures shall be according to <br /> Article 4 for the PD-PWI district. Accessory uses and structure. <br /> shall be according to those which are shown on the approved <br /> site plan for the specificproject. In addition, applications <br /> for amendment to PD-PWIzoning district may be denied if the <br /> proposed project does not contain facilities deemed complementar, <br /> and compatible or if a particular group of uses, in themselves <br /> complementary and compatible, would be inappropriate in the <br /> location proposed because of the character of surrounding develo.- <br /> ment and/or zoning. <br /> Floof Area.Limitations <br /> Maximum floor area permitted in PD-PWI district shalt be as <br /> established in Article 5.1.2. <br /> Height Limitations <br /> Maximum height of buildings shall be as established in Article 5 <br /> and Subsection 6.2. <br />
