$ 1 <br /> ARTICLE VI APPLICATION OF DIMENSIONAL REQUIREMENTS <br /> 6.23 <br /> EL:traileauirements for Protected Watershed Districts <br /> 6.23.5 Minimum Lot Size Regulated <br /> The minimum lot size for a commercial use inthe.Protected :a <br /> Watershed District shall be two (2) acres. The minimum lot <br /> size for an industrial use shall be ten (10) acres. The <br /> • minimum residential lot size shall be determined by the waste- <br /> water treatment system applicable, <br /> 6.23.6 Industrial Development Regulated <br /> To assure compatible industrial development in the Protected <br /> Watershed II (PW-II) District only light industrial uses <br /> characterized as low water users and not using, producing, storng, <br /> consuming or discharging amounts of hazardous and toxic substan as <br /> in excess of the amounts specified in the EPA listings are perm tted. <br /> No industrial uses shall be permitted in the portions of the <br /> PW-II District designated as Water Quality Critical Area. <br /> 6.23.7 Infiltration of the First k Inch of Runoff from Im.ervious Surfaces <br /> Stormwater runoff carries large amounts of oil, nutrients, meta s, <br /> bacteria and other pollutants. The quality of stormwater runof <br /> is closely associated with the /and use from which it originate-. <br /> The most significant factor is the increase of impervious surfa.es <br /> which prevent the natural infiltration of water into the soil. <br /> Most of the pollutant concentration is carried in the "first fl sh" <br /> of runoff. To control this pollutant load within the Water quality <br /> Critical Areas the first half-inch of runoff from all imperviou <br /> surfaces in new developments shall be infiltrated on-site. <br /> Developers shall be required to submit documentation which indic tea <br /> compliance with the specified standard. <br /> 6,23.8 Percentage of Undisturbed Area Regulated <br /> Soils which are seriously disturbed, even if revegetated, can <br /> generate nearly as much runoff as paved areas. Within Protected <br /> Watershed II districts at a minimum the amount of undisturbed <br /> area necessary to meet impervious surface requirements provided <br /> in 6.24.6 shall remain undisturbed during the construction process. <br /> The area to remain undisturbed shall include those portions of <br /> the lot which are most environmentally sensitive eg. highly <br /> erodible soils, steep slopes, floodplains, as well as those portions <br /> of the lot utilized for stormwater infiltration. All clearing <br /> limits chall be clearly marked and observed. However, no less <br /> that 50% of a lot used for non-residential purposes shall remain <br /> undisturbed. <br /> 6.24 Extra Requirements For Water Quality Critical Areas <br /> 6,24.1 Minimum Lot Size Regulated <br /> The minimum residential lot size in Water Quality Critical Areas .hal <br /> be two (2) acres. Commercial and industrial uses are not permitt.d. <br /> 6.24.2 Stream Ituffers Required in Water Quality Critical Areas <br /> Within the Water Quality Critical Area, an area of land along <br /> perennial and intermittent streams shall be required to remain <br /> in its natural state, unless the area is subject to serious erosi. <br /> in which case erosion resistant improvements to the vegetative <br /> cover shall be established and maintained. Perennial streams are <br /> those streams shown in solid blue on the USGS Quadrangel maps for <br /> Orange County; intermittent streams are those streams shown by <br /> broken blue lines on the same maps. <br /> , <br /> r---- <br />
