07 <br /> 3. Access to the site shall, consist of direct vehicular <br /> access to streets designated either arterial or <br /> collector in the Orange County Land Use Plan. The <br /> developer must show that the existing facilities are <br /> adequate to handle the proposed weight and amount of <br /> traffic or has an agreement with NCDOT to upgrade the <br /> facility to accommodate expanded needs, Access to rail <br /> service is desirahle,but not required. <br /> 4. The use is "dry" in nature and shall not use, produce, <br /> store, consume or discharge any hazardous or toxic <br /> substances in their manufacturing processes in quantit'es <br /> equal to or exceeding the amounts specified in the mos <br /> current EPA list of Hazardous Substances and Priority <br /> Pollutants. The applicant shall provide a complete <br /> description of substances used or produced in the man- <br /> . <br /> ufacturing processes. <br /> 5. Sewage disposal proposed for the district shall be <br /> appropriate for the use. <br />
