A d Use Plan and Zoning .Ordinance. <br /> • <br /> NEED: To address the need for public water supply quality protection efforts and <br /> to respOnd to citizen concerns about the adopted County land use requires ts, , <br /> particularly in water supply watersheds, a comprehensive review and refin-,. t <br /> of the county watershed planning standards was conducted. In response to <br /> Concerns regarding the blanket application of planning standards to all -J- <br /> . <br /> within 4 water supply watershed,regardless of proximity to a water body,and <br /> the lack of development standards for water quality protection, the foil. <br /> plan categories and associated zoning districts are proposed for water supp y <br /> watersheds: <br /> o retention of the Protected Water Supply Watershed plan <br /> category (Cane Creek, University Lake and Upper Eno watersh.ds) <br /> o adrliticM of a Water Quality Critical Area plan category <br /> which includes lands iuuediately adjacent to a water supply <br /> reservoir <br /> o retention of the Protected Watershed II District <br /> o addition of the Water Quality CritiraT Area District <br /> o addition of the Watershed Industrial District and correspon ' g <br /> Planned Development Watershed Inductrial District <br /> IMPACT: The consideration and adoption of these proposed text amendments to the Land <br /> Use Plan and Zoning Ordinance would provide for protection of the most critic ]. <br /> areas of the water supply watershed,as well as set development standards for <br /> the waterahed, yet permit non-residential (comercial / industrial) developer t <br /> in the least sensitive areas of the watershed. <br /> RECOMMENDATION(S): <br />
