• <br /> The applicant meets two (2) of the five (5) conditions in that: <br /> (a) The subdivision does not lie within a designated <br /> transition area or embrace any thoroughfare shown on the <br /> County' Thoroughfare Plan; and <br /> (b) The subdivision's main access road does provide for <br /> the extension of an existing street which is private <br /> and unpaved. <br /> It should be noted that the applicant has provided restrictive , <br /> • <br /> covenants which do not permit further subdivision of the lots. <br /> These restrictions, however, do not preserve a natural area <br /> aS stated in condition B) of Section IV-B-3-d. <br /> If private unpaved roads were platted, and recorded prior to 1976, <br /> NCI= will accept such roads subject to participation in a County <br /> ca7 State participatory paving program. No private, unpaved roads <br /> platted and recorded after that date are eligible for participatio <br /> The implication for the applicant's development is that future <br /> 14operty owners must bear all expense if the roads axe to be paved <br /> iii the future for acceptance into the state system. <br /> 2. Approval of the Private Road Maintenance Agreement by the County <br /> Attorney if determined applicable. <br /> 3. Twenty (20) foot drainage easement crossing lots 1, 2, 21, 22, 20 <br /> . 23, 24, and 25 to be widened by ten (10) feet to thirty (30) feet <br /> 4. Interior roads must be named and road signs posted. <br /> 5. Health Department approval of lots on final plat. <br /> Planning Board, at their October 17, 1983 meeting, recommended approve <br /> subject to the following conditions: <br /> 1. All roads within the subdivision be constructed to State standard <br /> 2. Twenty (20) foot drainage easement crossing lots 1, 2, 21, 22, 20, <br /> 23, 21 , and 25 to be widened by ten (10) feet to thirty (30) feet. <br /> 3. Interior roads must be named and road signs posted. <br /> h. Health Department approval of lots on final plat. <br />
