013 <br /> p <br /> VEGETATION <br /> Existing vegetation is an important feature in the development of land. <br /> Land with mature existing vegetation is more valuable for residential devel- <br /> opment purposes than land that has been cleared. Subdivisions and other <br /> residential developments with large trees and a fair amount of vegetation are <br /> more environmentally pleasing than developments with cleared land. Although <br /> evision aesthetically pleasing if retained in the development of the site, mature <br /> existing vegetation may pose a considerable development cost in the clearing <br /> land for non-residential purposes. <br /> A -large part of the land in the Area Study is forrested. Vegetation <br /> includes mixtures of poplar, elm, pine, oak and cedar trees. Several large <br /> areas of mature trees include Poplar Ridge, the area south of Interstate 85 <br /> between Old and New 86., Duke Forest, areas along the Eno River and around <br /> OcconeecheelMountain. Most other portions of the study area are characterize <br /> with smaller trees and underbrush. <br />
