The Ten Year <br /> Transition Area, however, generally corresponds with the Town's extra-terri - <br /> torial planning jurisdiction and was so designated to reflect expected devel- <br /> opment at urban densities and with urban uses . <br /> In addition, 6e Land Use Plan determines the zoning districts that may be <br /> applied to a Specific site within each designated plan area. This is <br /> particularly nelevant for undeveloped property because all undeveloped <br /> property in tHie County is presently zoned R-1 , low density residential , <br /> and is not pre-zoned for any other use. In addition, the areas <br /> asociated with Cornwallis Hills and Wildwood devel- <br /> opments within the County's jurisdiction are also <br /> designated for urban-type residential development. <br /> o Residential development at urban densities will occur <br /> mulch later in the development pattern in the areas to <br /> the east of NC 86 and north of the Southern Railroad. <br /> o Th remainder of the study area is considered appro~ <br /> prgate for low density rural residential development. <br /> o Th area in the immediate vicinity of the interchange <br /> of ~85 and NC 86 is suited for commercial uses. Res- <br /> 1 <br /> idential uses within the area are not suited for commercial <br /> de lopmant, <br /> o Duke Forest is considered a semi-public, public interest area. <br />
