The property is located on the east side of N.C. 86, south of <br /> the Southern Railway line and Joppa Oaks "subdivision. The tract is currently <br /> designated Rural Residential in the adopted Land Use Plan. <br /> ; <br /> The 3.01 acre tract is bounded ori the north by Joppa Oaks Subdivision end <br /> N.C. 86; on thei east by the properties of Meadie Arnold 'Primer and Joppa Oaks <br /> subdivision; on the south by Piedmont Electric Neabershi.p CorporatiOn; and <br /> on the west by 'N.C. 86 and Wildwood Phase II. • <br /> The applicant has also submitted a request that the 3.01 acres by rezoned from <br /> R-1 to R-.-4 medium intensity residential. The proposed amendirent to the Land <br /> Use Plan would allow for the proposed use of the property. <br /> IMPACT: The proposed change to the land Use Plan would extend the 10 Year Transition <br /> east of N.C. 86( to include the 3,01 acre tract. The proposal would not be <br /> incompatible with the existing developrrent 'in the area. The tract has frontage <br /> on N.C. 86- arterial along the 'western edge of the property and frontage on a <br /> 60' easement, -which intersects with N.C. 86 'at the northernmost , corner of the <br /> property, along the eastern property edge.
