' ' • , <br /> The applicants have for the past several years produced a sweet and <br /> sour sauce which they have made and packaged out of makeshift facilities. <br /> They feel that the business is now strong enough to warrant expansion which <br /> in turn will require a different facility. <br /> It is proposed that 5.03 acres be rezoned to Planned Development-Indus- <br /> trial. They pan to build a metal building on a concrete slab. There will <br /> probably be four employees. Construction of.the building will start TATith- , , <br /> in one year ofithe issuance of the Special _Use Permit and be completed <br /> within six months. Phase II would probably be started within five to eight <br /> years after Phase I is completed. <br /> The existing vegetation should usually screen the building from N.C. <br /> b except for the area for the graveled parking. The sign for the project <br /> shall not exceed 32 square feet and shall meet the requirements of Article <br /> Nine. The parking area is proposed to be graveled along with the access <br /> drive. Sight distances in both directions from the driveway are good. <br /> The amount of land distributing activity at the site will be kept to <br /> a minimum, only the area for sewage drain lines, building, parking and de- <br /> livery will be cleared. All such activity will be done in accordance with <br /> Orange County regulations. <br /> The buildings (both phases) will be 701X 451', each phase would have <br /> 315P square feet for a total of 63g0 square feet of floor area. The Zoning <br /> Ordinance would allow up to a maximum of 15,770 square feet. The food pro- <br /> cessing activity will not create any significant amounts of wastes. Those <br /> wastes createdlwill be disposed of like restaurant wastes in the County land- <br /> fill. <br /> Relation to Major Transportation Facilities <br /> The site plan indicates the proposed access to this project will be <br /> directly from N.C. 66. This facility is designed as an arterial in the adop- <br /> ted Land Use Plan. In 1978 the average daily traffic count on N.C. &s6 was <br /> 4500 vehicles. ; In phase I, an additional 214 trips should be generated, in <br /> Phase II another 24 trips would probably be created. Most deliveries to and <br /> from the site will be by small trucks. <br /> Relation to Public Utilities, Facilities and Services <br /> It is proposed that an an site well will serve the lot. There is a <br /> water line approximately 2100' from this property, the applicants may extend <br /> the line to the project. <br /> There are no appreciable wastes from the food processing, all ingre- <br /> dients are natural and will, be disposed of in the landfill. The Orange County <br /> Health Depai-trnent has approved an area for on site sewage disposal. Both <br /> electrical and !rtelephone service to the building will be placed under ground <br /> as requested by the Zoning Ordinance. <br />
