004 <br /> Other applicable regulations are as follows; <br /> DIMENSIONAL REQUIREMENTS A-R 1-1 <br /> Lot area/dwelling unit 40,000 sq. ft. 80,000 sq. ft. <br /> Lot width 150 ft. 200 ft. <br /> Front Yard 4o ft. 50 ft. <br /> Side/rear yards 20 ft. 50 ft. <br /> Building height 25 ft. 45 ft. <br /> SITE DEVELOPMENT - COMPARATIVE ANALYSIS <br /> To give some indication of the impact of development of the 5.03 acre tract, the <br /> different standards of the A-R and PD-I -1 zoning districts were applied to show the <br /> difference in the two districts as they apply to this situation. Traffic generation <br /> water consumption and sewage flow were then applied to ascertain the effect oF the <br /> project on NC-86. These calculations are shown on the accompanying table. <br /> APPLICATION CRITERIA <br /> The intent of the Light Industrial-I (1-1) District is to provide <br /> appropriately located and sized sites for limited industrial uses <br /> engaged in manufacturing, processing, creating and assembling of <br /> gods, merchandise or equipment. Performance standards will be <br /> used to insure the absence of adverse impacts beyond the immediate <br /> space occupied by the building. <br /> Section 4.2.21 of the Zoning Ordinance states that the district designation will <br /> be applied where the following conditions exist: <br /> 1. The site is located outside of the Chapel Hill Joint Planning Area <br /> and within an Industrial Transition Activity node or a Rural industrial <br /> Activity Node. <br /> 1 <br /> Staff Comment: <br /> The site IS located in a Rural Industrial node centered around the Intersection <br /> of NC 86 and State Road 1332 (Coleman Loop) . <br /> 2. Lot size for individual uses shall be appropriate to the method of water <br /> supply and sewage disposal . <br /> Staff Comment: <br /> A septic tank system has been approved by the Health Department for the 5.03 <br /> acre lot. It is proposed that an on-site well will serve the lot; however, <br /> there is alwater line approcimately 2100' from this property. The applicants <br /> have indicated they may extend this line to their project. <br /> 1 <br /> 1 <br /> 1 <br />
