(PD-Ii) for <br /> 5.03 acres in Hillsborough Township. <br /> NEED: The applicantslhave requested a PD-I designation for property located at the <br /> south-west corner of the intersection of N.C. 86 S. land. S.R. 1332 (Coleman. <br /> Loop). An industrial building for the packaging and production of a sweet <br /> and sour sauce is planned by the applicants, The 5.03 acre tract is proposed <br /> to have access; alongN.C. 86. Traffic figures for N.C. 86 are 4500 trips/day . <br /> (1978). The Orange County Health Department has approved the lot for on site <br /> sewage disposal and a well is proposed. The site is wooded and the building <br /> is proposed toibe set back from the road. The area is located in the Orange <br /> Rural Fire District and will be served by the Orange Rescue Squad. <br /> DISACT: The property is located in the 11B-2 Rural-Industrial node as designated by <br /> the Land Use Plan and, therefore, would conform with the Land Use Plan if <br /> rezoned. The development intensity of the proposal meets the minimums required <br /> for open space and parking spaces and does not exceed the Maximum allowed Floor <br /> Area. <br />
