HIGHWAY NC 86 @ 1-85 <br /> Application is hereby made to rezone from Rural District to R-5, 35.11acre <br /> tract of land adjacedt of NC 86 at 1-85 in Hillsborough Township, Orange <br /> County. The followin g materials are presented in support of thislapplica- <br /> tion, as required by Section 20.3.2 of the Orange County Zoning Ordinance. <br /> a. A map of the area prepared for rezoning is attached. <br /> • b. Legal description of the area proposed for rezoning is attached. <br /> C. The error in the Zoning Ordinance is as follows; <br /> F,- The Wildwood tract has good vehicular access, with NC 86 adjoining the <br /> east edge, and the NC 86/1-85 interchange being at the northeast Corner <br /> of the tract. <br /> The property should be zoned for higher and better usage than Rural <br /> District because it is located at a traffic mode and because higher <br /> density (and thus lower cost) housing is needed, and this land is well <br /> suited from the standpoint of transportation, utilities, and proximity <br /> to Hillsborough. <br /> d. The changing conditions; <br /> Hillsborough water and sewer have been extended onto the site, as part <br /> of the development of the southernmost 10 acres of Wildwood. The capaci- <br /> ties of the water and sewer extensions far exceeds the needs for the <br /> ultimate development of Wildwood, even utilizing the rezoning requested <br /> •herein. <br /> e. 'Compatibility with the Comprehensive Plan <br /> The site is locatep in an area which, in the Comprehensive Plan; is <br /> designated "107year transition" for urban use; thus high-density <br /> residential, use islcomnAl-irom <br />
