LaChance. <br /> NEED: The property in question is located in Little River Township on SR 1538 <br /> (New Sharon Church Road). It is known as lot 1-F of Tax Map 20 and is <br /> bordered byiwooded and undeveloped land. The tract is designated as <br /> Rural Residential on the Land Use Plan. <br /> There are five (5) lots proposed out of a 5.7 acre tract. The maximum lot <br /> size proposd is 1.15 acres (50,094 sq. ft.), while the minimum lot size <br /> is 0.92 acres (40,075 sq.'ft.). The average lot size is 1.00 acre or <br /> 43.560 sq. ft, excluding rights-of-way. The property is not zoned, but <br /> portions of lots 3 and 4 are located in the 100-year flood plain of the <br /> North Fork Little River. <br /> The proposed road is to be constructed to private "Class B" standards. <br /> These standards require a 50 ft. right-of-way and an 18 ft. travelway <br /> with a minimum base of four (4) inches of all weather material such as <br /> gravel or stone. <br /> The tract isllocated in the Little River Fire District. This district <br /> is served bylthe Caldwell Community Fire Department located at the inter- <br /> section of SR 1003 and N.C. Highway 57. <br /> IMPACT: Development of the subdivision would have minimal impact on the area. <br />
