Page 18 <br /> The and use plan categories, as shown on the Existing Land Use Map, <br /> serve as the long range planning policy guide for land use and development <br /> in the County. Though plan designations were made for the areas within the <br /> extra-territorial planning jurisdiction of Hillsborough, this area is under <br /> the Town's jurisdiction and not subject to County regulation. The Ten Year- <br /> Transition Area, however, generally corresponds with the Town's extra-terri- <br /> torial pla;nn ing jurisdiction and was so designated to reflect expected devel- <br /> opment at urban densities and with urban uses. <br /> In addition, the Land Use Plan determines the zoning districts that may <br /> be applied to a specific site within each designated plan area. This is <br /> particularly relevant for undeveloped property because all undeveloped prop- <br /> erty in the County is presently zoned R-I, low density residential,.and is not pre-zoned for any,.other use. All developed property in the County has <br /> been assigned the appropriate zoning district designation. The zoning <br /> districts which correspond to the land use plan categories are as follows: <br /> I <br /> PLAN CATEGORY ZONING DISTRICT <br /> 1 <br /> Ten rear Transition R-1, R-2, R-3, R-4, R-5, <br /> R-8, R-13 <br /> Twenty Year Transition R-I, R-2, R-3, R-4, R-'5, <br /> R-8, R-13 <br /> Rural Residential R-1 <br /> Agricultural Residential AR, AS <br /> Commercial Transition Activity Node LC-1, NC-2, CC-3, GC-4 <br /> 01, ED <br /> - Public Interest PID <br /> There ave been two amendments to the Land Use Plan, since adoption, <br /> within the rlarmon Young Study Area. On ilovember 22, 1383 a public hearing <br /> was held concerning a proposed Land Use Plan amendment to extend the Commer- <br /> cial Transition activity node along the right-of-way of NC 86 to allow Pied- <br /> mont Power to construct an office building and maintenance/warehouse facility. <br /> A request for rezoning of the property and approval of a Special Use Permit <br /> was also considered at that time. On January 4, 1983 the Land Use Plan <br /> amendment, the rezoning request and the Special Use Permit for Piedmont <br /> Power Co. were approved. <br /> Subsegmently, a public hearing was held on January 24, 1983 to consider <br /> an amendment to the Land Use Plan for a 149 acre tract of land located at <br /> the southwest corner of the I-85 and NC 86 interchange. The amendment <br /> involved changing the designated 20-Year Transition Area north of the railroad <br /> tract and the Rural Residential area south of the railroad tract to Ten <br /> Year Transition. The Land Use Plan amendment, as well as a rezoning, for <br /> the southernmost ten acres to R-4, called Wildwood Phasel, were approved on <br /> March 7, 1983. A second rezoning application for 35 acres to R-5 is currently <br /> under consideration by the County. <br /> I <br />
