Page 11 <br /> EXISTING LAND USE <br /> Residential Areas. The predominant land use in the Harmon Young Area Study <br /> is residential. Residential development is characterized by single family <br /> structures, apartments, and mobile homes. <br /> There axle a number of small mobile home parks scattered throughout the area, <br /> the largest being Byrdsville with approximately 46 mobile home spaces. Orange <br /> Mobile Estate is the second largest with 42 spaces. Both of these are located <br /> off Old N.C. I10. <br /> The Area Study can be divided into four major residential areas: 1) Old <br /> N.C. 86 south of Interstate 85 which includes Flint Ridge Apartments, Flint <br /> Ridge subdivision and Cornwallis Hills, a subdivision which is currently in the <br /> process of being developed; 2) Tuscarora Drive area subdivision; 3) Colonial <br /> Hills subdivision and the residential area along US 70-A; and 4) Joppa Oaks Sub- <br /> division areal which includes Byrdsville Mobile Home Park, Orange Mobile Estates <br /> and Wildwood Subdivision.Phase I. <br /> Commercial Areas. The majority of commercial uses in the Harmon Young Area <br /> Study are located along Old N.C. 86 north of Interstate 85. All of these commer- <br /> cial uses arelin the Town of Hillsborough's corporate limits. These commercial <br /> uses include the Daniel Boone Complex Daniel Boone Square and a number of other <br /> smaller individual commercial uses. There are also four mobile home sales lots <br /> that are located in this area. <br /> Commercial uses located in the Town of Hillsborough's Extraterritorial Plan- <br /> ning Jurisdiction, but not in its corporate limits, include the commercial com- <br /> plex at the northwest intersection of New N.C. 86 and Interstate 85, FCX and the <br /> Farm Bureau office located off New N.C. 86, and McDonalds located at the south- <br /> west corner of the intersection of Old N.C. 86 and Interstate 85. <br /> There are three concentrations of commercial uses in the County's jurisdic- <br /> tion. These include the commercial uses along New N.C. 86 at Interstate 85, the <br /> uses on the south side of Old N.G. 10, and the Woods Brothers commercial complex <br /> along New N.G. 86 at the southern boundary of the area study. <br /> Industrial Areas. There are seven industrial uses located in the Harmon <br /> Young Area Study. Of these seven, four are located in the central section of the <br /> area study around U.S. 70A and New N.C. 86. These four include: White Furni- <br /> ture Company, Wilmore Electronics, Champion Products and Hines Liner Corpora- <br /> tion. All of these are within Hillsboroughs extraterritorial zoning jurisdic- <br /> tion. The only other industrial use in the Town's extraterritorial jurisdic- <br /> tion is the Brady Company, located partially within the north central portion <br /> of the study area. Piedmont Minerals is the only industrial use located with- <br /> in the corporate limits of the Town. This use is located in the northwest <br /> section of the area study. Chandler Concrete Company, located on the south <br /> side of Old NJC. 10, is the only industrial use located in the County's juris- <br /> diction. <br />
