......-""1"1"...11111.1.111MINIMINI <br /> , ! <br /> i <br /> 1 <br /> (2) Water and sewer lines should exist at the site or be assured of <br /> installation as part of the development process. <br /> (3) Vehiculr access must consist of direct access to a street classified <br /> as either arterial or collector as designated by the adopted Land Use <br /> Plan. <br /> 1 . <br /> (4) The full range of urban services exist or are proposed at the time of the <br /> development including fire, police, recreation, education, commercial and <br /> Cultural activities. <br /> As indicated previously, the property in question has been designated as 10- <br /> Year Transition on the Land Use Plan by action of the County Commissioners in March, <br /> 1983. <br /> The property has good access to N.C. Highway 86, a route which has been desig- <br /> nated as an "arterial" in the Land Use Plan. However, road improvements may be <br /> necessary due to proposed development in the area to accomodate additional turning <br /> 1 <br /> movements and allow for smooth traffic flow. The question of these improvements <br /> can be addressed during the subdivision approval process. <br /> Water and sewer lines are being extended to serve the property as part of the <br /> development of an adjacent 10-acre tract to the south. These lines would be connected <br /> to Town of Hillsborough water and sewer systems. <br /> 1 <br /> Police and fire protection would be provided by the Orange County Sheriff's <br /> Department and the Orange Rural Fire District respectively. <br /> 1 <br /> One question 1 to be resolved is the ability of the existing school system to <br /> provide adequate Lducational space for new children. A redistricting plan for the <br /> I <br /> elementary schools has been completed and Grady-Brown Elementary appears capable <br /> of handling approximately 30 additional students. Stanback Middle School has one <br /> (1) vacant class (25 pupils), but Stanford Jr. High and Orange Sr. High are already <br /> at capacity. <br /> 1 <br /> 1 _ <br />
