Acres - Section IV-B <br /> NEED: The Planning Staff recommended that the subdivision be approved with the <br /> condition chat a public road be built to State Secondary Standards. The <br /> Planning Board recommended approval of the preliminary plan with the condition <br /> that a State road be built by the developer. The Board of Commissioners, at <br /> its April 19, 1983 meeting, gave preliminary approval to the subdivision with <br /> the condition that a Private "Class A" road be built by the developer. The <br /> developer has provided a bond to the County which is sufficient to cover the <br /> costs of construction of the Private "Class A" road. The Planning Board, at <br /> - its April 25,. 1983 meeting, voted to deny approval of the Final Plat of the <br /> subdivision. The stated reason was that the road proposed was substantially <br /> different from that recommended in the preliminary approval. The Planning , <br /> Board exprssed concern that a gravel road would be inadequate for a commercial <br /> subdivision, especially in the future when several of the lots could be sold <br /> and used for various commercial enterprises. If any road improvements were <br /> necessary, the improvements had to be made as a condition of approval of the <br /> subdivision. <br /> • <br /> IMPACT: Section III E-1 of the Subdivision Regulations states that if the Final Plat <br /> - is disapproved, the reasons for disapproval shall be stated upon the records <br /> of the Planning Board. The Planning Board's decision may be appealed by the <br /> subdivider to the Board of County Commissioners. Mr. Wilkerson asked that the <br /> Commissioners review the action of the Planning Board. <br />
