McADAIvIS COMPANY, INC. <br /> CONSULTING ENGINEERS <br /> 100 HAYES BUILDING,GLEN LENNOX CENTER,CHAPEL HILL <br /> PO.BOX 2896,CHAPEL HILL,NORTH CAROLINA 27514 (919)967/M. <br /> THE TIMBERS <br /> A MOBILE HOME PARK DEVELOPMENT <br /> APPLICATION TO ORANGE COUNTY FOR REVISION TO <br /> PLANNED DEVELOPMENT APPROVAL <br /> OCTOBER 22, 1962 <br /> INTRODUCTION <br /> The Timbers Planned Development was approved by the Orange County Commissioners <br /> in February, 1982, This is an application for a revision to that development, <br /> specifically to Phase IV, to realign one of the roads and create 10 additional <br /> mobile home spaces (for a total of 28 spaces in Phase IV, and 90 spaces in the <br /> total development.) <br /> This revision is occasioned by our discovery that the base map upon which we <br /> designed the original, layout is in error; there is actually more property in <br /> the tract than our original plat showed. This revised layout covers more land <br /> totally, and the density of the development is still about the same as was the <br /> case in the approved layout (4.93 units per acre) , <br /> LOCATION <br /> The Timbers is located in Orange County, about one mile southwest of the Town <br /> of Hillsborough. The site is to the northwest of Orange Grove Road and has <br /> access off of Orange Grove Road, and is located immediately south of Interstate <br /> 85 and immediately east of the designated right-of-way for the proposed Inter- <br /> state 40. The site occupies the western 16.5 acres of a tract of land that is <br /> totally about 44 acres in size (after a 15.5 acre taking for the 1-40 right-of-- <br /> way). <br /> DESCRIPTION OF THE DEVELOPMENT <br /> The Timbers will, consist of 90 mobile homes, all of which will be on lots 40 <br /> feet wide. At the north end of the development is a 5.4 acre area reserved as <br /> open space, in which will be built a small Pond. Access to The Timbers is off <br /> of Orange Grove Road, and public water and sewer will be provided. All of the <br /> land will be under common ownership, with spaces rented to the tenants. In <br /> most cases the mobile homes themselves will be owned by the tenants. <br /> ACCESS TO THE SITE <br /> The Timbers is located about 900 feet off of Orange Grove Road, which is a <br /> State-maintained, two-laned secondary road. Traveling northeastward on Orange <br /> Grove Road, it is only 3/4 of a mile to reach the Town Limit line of <br /> . , <br />
