Rick Cannity <br /> Narrative pp. 2-4, Letter pg. 5, <br /> Tax Map pg. 6, Plan ` �, 732-881 EXT. 347 <br /> hhon _ erz-._ - — <br /> pURPOSE:To receive Planning Hoard recommendation on the proposed amendment and addition <br /> to The Timbers Mobile Home Park. <br /> ITDDD: Fred Cates has requested an amendment and addition to The Timbers Mobile Home <br /> Park. The Timbers was approved February 1, 1982 as a PD-R8 (Planned Development <br /> Residential--8) zone. This revision and addition would realign on of the <br /> roads in Phase TV and create 10 additional mobile home spaces. There would <br /> be a total of 28 spaces in Phase IV and 90 spaces in the total development. <br /> The site is located in the Orange Rural Fire District. <br /> IMPACT: The property involved is located in a ten year transition area as designated <br /> by the Land Use Plan. Floor area, open space and livability space requirements <br /> " aTe s-bown on the site plan for the total development. Privacy of each unit <br /> is minimal due to close proximity of the mobile homes and minimal building <br /> setbacks. A private road will be provided with public water and sewer. All <br /> traffic will enter onto Orange Grove Road which is designated as a Collector <br /> Road in the Orange County Land Use Plan. <br /> RECOMMENDATION: The Planning Board recommends aooroval with the conditions as <br /> recommenec by the Planning sta <br /> Planning Staff recommends approval with the following conditions: <br /> 1. That a 4' wide gravel walkway be constructed between the row <br /> of mobile homes in Phase III and the mobile homes on Timbers Drive <br /> 2. That a 4' wide side walk be shown on the east side of Timbers Drive <br /> on the final plat. <br /> a <br /> 3. That Phase IV be completed prior to June 1, 1983. <br /> 4. That a 30' wide drainage easement be shown on, the final plat <br /> between the unit 83 and 84. <br /> 5. That a final site plan showing the existing 3 phases and the <br /> proposed 4th phase be submitted to the Orange County Planning <br /> Department prior to the issuance of a revised Special Use Permit. <br /> 6. That the developer resubmit a construction estimate, from a Professional <br /> Engineer, on Phase IV to insure adequate funds are held in escrow for <br /> completion of required public improvements. <br /> 7. That the Pond as shown on the revised site plan be included in Phase <br /> IV and be completed prior to June 1,'1983. <br /> 8. That single wide units be allowed where double wide units are shown <br /> on the site plan but that no double wide units be allowed where <br /> single wide units are indicated, <br /> 9. Plantings of the type, quality, and extent as placed in the first <br /> three phases. <br />
