Road) . There <br /> are nine lots proposed out of approximately 54 acres. The proposed road is <br /> to constructed to private "Class A" standards. This tract is designated Rural <br /> Residential in the Land Use Plan and is located in the Eno Rural Fire District. <br /> The smallest lot is 5.01 acres and the largest lot is 7.09 acres. The <br /> minimum lot size required is 40,000 square feet in the R-1 zone. <br /> MIPACT: The proposal meets the existing standards for lot size and is bordered by <br /> wooded land. Development with the large lot size proposed will have a <br /> minimum impact. <br /> ECOMMENDATION: The Planning Board•recomended unarnious approval with two conditions. <br /> -Drainage easements be placed along streams and drainage ways <br /> as determined by the Erosion Control Officer <br /> -A 50 foot wide stubout should be provided either between lots <br /> 4 and 5 or lots 6 and 7 depending on the topography of the area. <br /> The Planning Staff recommended approval. <br />
