Number: 732-8181 ExT�349 �. <br /> PURPOSE: To consider approval of the Preliminary Plan for Section IV-B Wilkerson Acres <br /> NEED: Property is located in Hillsborough Township on NC 57. There are 6 lots <br /> proposed out of 6.62 acres. The owner is requesting to construct a "Class A" <br /> private road. The lot sizes meet the minimum.standards of the.Subdivision <br /> Regulations and Zoning Ordinance for an EC-5 district of 40,000 sq. ft. The <br /> average lot size is 48,061.20 sq. ft.,.while the maximum lot size is 76,665.60 sc <br /> The tract is located in the Orange Rural Fire District. The Tots would be serve, <br /> with individual septic tanks. Water service (6 inch line) is available in <br /> NC Highway 57 from the Town of Hillsborough. <br /> 'A-CT: The area is designated Agricultural Residendial in the Land Use Plan and the <br /> property is bordered by Residentially zoned land. The property was zoned <br /> EC-5 in October, 1982. Development of all six (6) lots for commercial use <br /> will have a maximum impact on traffic in the area. Commercial uses, in <br /> general , generate approximately 432 vehicular trips per acre. The development <br /> of all 6.62 acres would result in approximately 2,860 trips per day. <br /> :COMMENDATION: The Planning Board recommenced 'approval with the donsttuction of Rabb <br /> Drive to State Secondary Road.Standards. 9 in favor 1 opposed <br /> The Planning Staff recommended approval. <br /> • <br />
