' LEASE AGREEMENT I(con 't) 0 3 <br /> 8. Partial Refund of Rent. If The Town terminates the lease at the <br /> end of one year rinder paragraph seven, it shall refund to The County two-thirds <br /> of the agreed upon value of the improvements installed by The County under para- <br /> graph four (i .e. 1 a total refund of $5,400.00) . <br /> 9. Cstodial Services and Maintenance. The Town shall provide routine <br /> custodial services to the leased premises to the same extent that it services other <br /> offices located ikithin the Town Hall . Replacement of overhead light bulbs shall be <br /> included as partiof these custodial services. Other maintenance or repairs to the <br /> walls, floors, and ceiling of the leased premises shall be performed by and at the <br /> expense of The County after obtaining the written approval of The Town. At the end <br /> of the lease term, or any extension thereof, the leased premises shall be left in <br /> as good a condition as existed at the commencement of the lease, reasonable wear and <br /> tear excepted. <br /> 10. Utilities. Heat, air conditioning, and electricity shall be pro- <br /> vided by The Town' to the leased premises. The charges therefor are included in the <br /> rent, as provided in paragraph four. No alterations to these utility systems may <br /> be made without tihe written consent of The Town. No supplemental heating devices <br /> may be installed in the leased premises. Telephone service shall be contracted for <br /> separately by the occupants of the leased premises . <br /> 11. Right of Entry by Town. The Town shall have the right to enter the <br /> leased premises at reasonable times to perform custodial services, to inspect the <br /> premises, or for other legitimate reasons. The Town shall be provided at all times <br /> with keys to the entrance door of the premises. <br /> 12. Dektruction b Fire or Other Casualty. In the event the leased <br /> premises or any substantial portion thereof are destroyed by fire or other casualty <br /> during the original term of this lease, The Town shall rebuild if and to the extent <br /> that The Town's property insurance covers the costs of reconstruction so that no <br /> additional appropriations by The Town are required. <br /> IN WITfESS WHEREOF, the parties have executed this lease the day and <br /> year first above �,ritten. <br /> TOWN OF CAARRBORO, Lessor ORANGE COUNTY, Lessee <br /> BY: BY: <br /> Richard F.
