Highway 86 south of Interstate 85. He wishes to develop approximately 10 acres <br /> initially as a single-family subdivision with 10,000 sq.ft. lots (four units/acre). <br /> The acreage in question is located at the southern end of the tract (see attached map). <br /> Due to forthcoming high interest payments that he will have to pay, Mr. Freeland is <br /> anxious to initiate his request for a land use plan amendment and zoning change. <br /> The regular public hearing date is February 28, 1983. He would like to have his <br /> requests heard at the Board of Commissioner's January 24, 1983 if possible. A similar <br /> request has already been made by Mr. John McAdams in regard to a modification of <br /> the Timbers site plan, so both matters could be heard at the same meeting. . <br /> 1 If a public hearing is scheduled for the January 24 meeting, legal requirements <br /> concerning proper advertisement could be met. The notice of public hearing could <br /> be placed in the lock newspaper (News of Orange) on January 5, 1983 and January 12, 1983, <br /> so advertising repreSents no constraint. <br /> As a matter of information, the property is presently zoned R-1 Rural Residential which <br /> r <br /> allows one dwelling nit per acre. Most of the surrounding area is located in the <br /> same zoning district with the exception of properties immediately to the south. <br /> These are located inian EC-5 Existing Commercial classification. Mr. Freeland would <br /> have to secure an Rt4 Medium Intensity Residential zoning classification in order <br /> to carry out his development plans. . <br /> I <br /> In addition to the zoning change, a land use plan amendment would be necessary. The <br /> property is designated as Rural Residential on the Land Use Plan, and the designation <br /> would have to be chaAged to either a 10 or 20 Transition Area. <br />
