• <br /> . _ <br /> Lease Agreement Page #7 <br /> out in thislparagraph number 12, elect to terminate this lease and <br /> may terminate it by giving written notice to that effect to the <br /> tenant. <br /> If the Lessor shall at any time terminate this lease on <br /> account of any default set out in this paragraph, in addition to <br /> other remedies it may have, it may recover from the Tenant all <br /> damages that it may suffer by reason of the termination of the <br /> lease, inclilding, but not limited to, the cost of recovering posses- <br /> sion of the leased premises. <br /> (13) Pisignment and subletting: <br /> Tenant; shall not sell, assign, pledge or hypothecate this lease, <br /> or sublet the leased premises or any part thereof without the prior <br /> written consent of Lessor. Consent by Lessor to one assignment or <br /> subletting *Ian not destroy or operate as a waiver of the prohibi- <br /> tions contained in this paragraph as to future assignments or <br /> subleases nd all such later assignments or subleases shall be made <br /> • only with Ilessor's prior written consent. In the event any assignment <br /> • <br /> of the lease or subletting of the lease premises is consented to by <br /> the Lessori, Tenant shall remain liable to Lessor for payment of all <br /> rent hereix provided for and for the faithful performance of all the <br /> covenants and conditions of this lease by any assignee or sublessees <br /> to the same extent as if the lease had not been assigned or the <br /> leased premises sublet. If this lease shall be assigned or the <br /> premises sublet by Tenant at a rental that exceeds all rental to be <br /> paid to Lessor hereunder, then and in such event any such excess shall <br /> be paid over to Lessor by Tenant. <br /> (14) Building rules and regulations: <br /> The Tenant has read the rules and regulations hereto attached <br /> and made a part hereof and hereby agrees to abide by and conform to <br /> the same and to such further rules and regulations as the Lessor may <br /> from time .H time make or adopt for the care, protection and benefit <br /> of the building or the general comfort and welfare of its occupants. <br /> Changes will be discussed and agreed upon with the tenant in writing <br /> before being put into effect. <br />
