. ! <br /> 1 , <br /> I <br /> i . <br /> . ., . .. ... . _ <br /> . . . <br /> Lease Agreem nt <br /> Page 44 <br /> (8) 11 ,----ilanc : <br /> Tenant Ir.grees that the leased premises will be used only for <br /> the purpose hereinbefore set out in this lease,that no unlawful use <br /> of the leased premises will be made, that no sign, name, legend, <br /> notice or advertisement of any kind will be fixed, painted or <br /> displayed on any part of the building, except that the name and <br /> business or profession of the Tenant may be painted with appropriate <br /> lettering approved by the Lessor on the door or doors to the space <br /> leased by t1e Tenant or as otherwise agreed to by the Lessor; and upon <br /> the termination of this lease, Tenant will vacate and surrender <br /> possession (if the leased premises to the Lessor in as good condition <br /> as the leased premises were at the commencement of this lease, <br /> ordinary wear and tear expected. <br /> I <br /> (9) Insurance: <br /> If, beause of anything done, caused to be done, permitted or <br /> omitted by ihe Tenant, the premium rate for any kind of insurance <br /> affecting the building shall be raised, the Tenant agrees that the <br /> I <br /> amount of the increase in premium which the Lessor shall be thereby <br /> obligated to l pay for such insurance shall be paid by the Tenant to <br /> the Lessor on demand, and that if the Lessor shall demand that the <br /> I <br /> Tenant remedy the condition which caused the increase in the insurance <br /> premium rate the Tenant will remedy such condition within five (5) <br /> days after Inch demand. The Tenant agrees that the Tenant shall not <br /> 1 <br /> do, or cause to be done, or permit on the leased premises anything <br /> deemed extra hazardous on account of fire. Lessor shall carry fire <br /> [ <br /> and extended coverage insurance insuring its interest in the building <br /> and the leased premises. Tenant shall carry fire and extended <br /> coverage insurance insuring its interest, if any, in improvements to <br /> 1 <br /> or in the leased premises and its interest in its office furniture, <br /> 1 <br /> equipment, supplies and other personal property. Both the Lessor <br /> and the Tenant hereby waive any claims or rights of action which the <br /> 1 <br /> one may have against the other for loss or damage covered by such <br /> 1 <br /> insurance palicies and both the Lessor and Tenant covenant and agree <br /> that each af them will obtain a waiver from its carrier of such <br /> insurance releasing such carrier's subrogation rights as against <br /> I <br /> the other party. <br /> I <br /> I <br /> I <br /> I • <br /> I . <br /> _ .. <br /> ' . <br />
