Blackwood <br /> DATE: October 14, 1982 <br /> Attached is a copy of a plat submitted to this office by <br /> Mr. Blackwood. It shows the creation of four lots. The tract <br /> from whic these lots were created has been divided two times <br /> since Sub ivision Regulations went into effect. The large <br /> tract is hown as lot twelve on the 1974 tax map. Lots 12B <br /> and 12C wire created sometime after 1974. <br /> The minor subdivision process is based on the Lot of Re- <br /> cord concept, which means the lot arrangement as it existed at <br /> the time of the enactment of Subdivision Regulations. At this <br /> point twollots have previously been divided, Mr. Blackwood's pro <br /> posal would add three lots. This would be a total of five lots <br /> plus the original tract. The minor subdivision process allows <br /> the creation of three new lots plus the remaining tract. After <br /> that a di?rision is called a major subdivision and must meet the <br /> requireme is for that process. <br /> It i the Planning Staff's position that the property Mr. <br /> Blackwood purchased was a part of a larger tract and that his <br /> subdivisi n proposal is a major subdivision. <br /> If the Board finds that the proposal is a major subdivision <br /> the Staff asks that this submittal be considered the preliminary <br /> plat and hat the Board make a recommendation to the Commissione s. <br /> /dg <br />
