Cannity <br /> plat for Fox Run Subdivision 1,hm-- 1`mbe=: 732-8181 Ext. 347 <br /> Plat Britton Woods Subdivision <br /> PURPOSE' To review the effect on the tax rate of the creation of lots <br /> that have unsuitable soil for septic tanks$ or have floodplain <br /> or other easements. <br /> NEEM Review the effect of subdivision on the tax value of a tikct - <br /> of land, some of which is unsuitable for septic tanks, or <br /> has floodplain or another type development restriction. Sub- <br /> division lots which are not suitable for the installation of <br /> septic tanks would receive a 75% negative adjustment if brought <br /> to the attention of -the Tax office, provided that sanitary <br /> sewer and water were not available. If a lot has floodway <br /> on it that restsicts' development potential a"negative adjust- <br /> ment can be made. The presence of floodplain on a lot may <br /> also lead to a negative adjustment, although it usually will <br /> not be as great as for floodway. other types of easements <br /> may affect the tax rate on a parcel of land, it usually de- <br /> pends on the type of easement, the shape of the property, the <br /> location and width of the easement. <br /> 3140AC"S`: over the whole County there is probably not a significant <br /> change in the tax rate due to the creation of non-buildable <br /> lots. This is true because through the creation of smaller, <br /> subdivision lots the per acre tax on the overall property <br /> rises. The adjustments made for floodway and flood plain <br /> would potentially have more effect on the tax rate but if <br /> the division of property is handled correctly it should not <br /> result in un-buildable lots. if the floodplain on a lot <br /> were filled according to the requirements of the blood Damage <br /> Prevention ordinance and a house were built, these actions <br /> would probably remove any negative adjustment for floodplain. <br />
