Staff feels additional setback requirements would be helpful <br /> in maintaining the residential character of an area. <br /> Staff recommends that no change be made in 6.16.6.1 since an accessor� <br /> structure is not allowed to be used in conjunction with the home oc, <br /> pation. Section 6.16.1.2 should be changed by adding item g)If an <br /> accessory structure is used for a home occupation the following <br /> must b'e met, 1. The accessory building shall be set back at le, <br /> 30 feet farther from the road than the residence. 2. The accesso-i-y bui.I.,'t- <br /> ing shall not be closer than 40 feet to the side and rear property line: <br /> 3. The accessory building shall be adequately screened from view of the <br /> road and the adjacent property by a densely planted evergreen hedge of <br /> shrubs or trees. 4. Any outside storage of materials for use in the <br /> home occupation shall be totally screened from the road and from <br /> adjacent property in the same manner as the accessory structure. The <br /> storage area shall not exceed 500 square feet. The minimum s'etback from <br /> the side and rear property lines shall be the same as for the accessory <br /> building. Proposed Section 6.16.12 should be added to Section 6.7 and <br /> should read: Accessory structures shall not be erected in .any required <br /> front setback or any closer to the street or road right-of-way than the <br /> residence, whichever is greater. This provision shall apply to lots les, <br /> than 200,000 square feet. On lots with an area greater than 200,000 <br /> square feet the accessory structure shall meet all applicable dimensions", <br /> requirements. <br /> (PACT: The proposed changes should help to maintain the residential character <br /> of an area with smaller size lots, and allow flexibility in the placemen- <br /> of accessory structures on larger lots. <br /> ECOMMENDATION: Planning Staff recommends the, proposed changes go to Public <br /> Hearing on November 22, 1982 for public comment. <br />
