1;955 <br /> b) Application Criteria <br /> This district will be applied to existing commercial <br /> uses in unzoned townships and previously, zoned commercial <br /> property located in areas not designated as Activit.r Nodes <br /> in the adopted Land Use Plan. This designation shall only <br /> be applied at the time of application of this ordinance. <br /> 4.2.13. RESERVED <br /> 4.2.14. RESERVED <br /> 4.2 .15. RESERVED <br /> 4.2.15. ,Office/Institutional. (0/I) District <br /> a) Intent <br /> The purpose of the Office/Institutional (0/I) District is <br /> to provide locations for medium intensity office and insti- <br /> tutional land uses and to function as a buffer between con- <br /> flicting land use situations. <br /> b) Application Criteria- <br /> This district will usually be applied where the following <br /> conditions exist: <br /> 1. Site is located in areas designated by the adopted <br /> Land Use Plan as Commercial Transition or Industrial <br /> Activity Nodes. <br /> 2. Site would provide a buffer or step down in intensity <br /> of lam& use from a commercial use in a Neighborhood <br /> or Community Activity Node. <br /> 3. Generally, these areas should have water and sewer <br /> mains existing at site or are to be made available <br /> during the development process. <br /> 4. Normally, the maximum amount of land zoned to this <br /> 0/I classification shall not exceed five acres. <br /> 5. Vehicular access must consist of direct access to a <br /> street classified either arterial or collector as <br /> designated by the adopted Land4Use Plan. <br /> 4.2.17.
