.. <br /> 450 <br /> , <br /> Pg'.2 <br /> 4.2..4 High intensity Residential (R-5, R-E:, R-13) Dintriete <br /> a) The purpose of the High Intensity P.csid,ential (R-5, R-f.1, <br /> n-13) Districts is to provide locations for high intensity <br /> residential development and :supporting recreational community, <br /> service, or educational uses in aras where the full range <br /> urban services are available. <br /> It is further intended that these districts be used to <br /> promote economically mixed housing de■,elopments and to <br /> contribute to the provision of a range of housing types <br /> for lower income households. <br /> b) Application Criteria <br /> This district will usually be applied where the follow- <br /> ing conditions ei5t: <br /> 1. Designated by the adopted Land Use Plan as a Transition <br /> Area which can reasonably be annexed by a municipality <br /> in the ensuing 10-2D years, within the, Chapel Hill Joint <br /> Planning area located at en Activity Node designated by <br /> the adopted Land Use Plan, <br /> 2. Water and sewer lines should exist at site or be assured <br /> of installation as part of the development process„ <br /> 3. Vehicular access must consist of direct access to a <br /> street certified either arterial or collector as desig- <br /> nated by the adopted Land Use Plan. <br /> 4., The full range of urban services exIst or are <br /> proposed including recreation, oducion , commercial <br /> and cultural activities., <br /> 4 .2 .5 RESERVED <br /> 4,2.6 RESERVED <br /> 4 .2.1 RESERVED <br /> 4-3 <br />
