series for Orange County. <br /> 6.23.1 a) Width of Buffer Calculated <br /> I <br /> The stream buffer area shall start at the outer edge of the flood plain <br /> and belmeasured a distance of fifty (50) feet away from the flood plain <br /> plus an additional distance depending on the slope near the stream. The <br /> slope shall be calculated by measuring a distance 250 feet from the cen- <br /> ter of the stream, determining the average rise in elevation and multi- <br /> plying that value by four. This value shall be added to the minimum <br /> buffer l of "' feet to determine total width of buffer area required. The <br /> I <br /> maximum buffer in any case shall not exceed 150 feet. The flood plain <br /> is defined in the Orange County Flood Damage Prevention Ordinance, by <br /> special survey by registered engineers or suveyors, by the alluvial soil <br /> as designated in the Orange County soil survey, or through a site analysi <br /> by the Orange County Planning Staff. Slope shall be determined from the <br /> USGS Qpadrangle map, by on-site measurements,, or, by special survey by <br /> registered engineers or surveyors. <br /> 6.23.1 b) Development Advisory Committee's Review of Stream Buffers <br /> The Development Advisory Committee established in Article 2.4.2, can nevi. <br /> the buffer requirements for all developments and may recommend additional <br /> buffer area where necessary. <br /> 6.23.1 c) Peimitted Uses Within Stream Buffer Areas <br /> The fo :I owing uses are allowed as a matter of rigit in stream buffers. <br /> All other uses are prohibited. <br /> I <br /> 1. Above ground and buried utility lines for local distribution of <br /> electricity, telephone, and cable television service, accessory <br /> and appertent apparatus such as poles, guy wires., transformers and <br /> switching boxes. <br /> 1 <br /> 2. Bona fide farms except any use of farm property for non-farm purposes <br /> 3. Nei�tborhood utility facilities located within a public ri�it of way <br /> with the permission of the owner of the right of way (State, City or <br /> Tow!n). <br /> 4. Pa)Lic and private streets, bridges, and railroad rights of way. When <br /> it i s necessary to construct streets, bridges, and railroad lines acr( <br /> bufIIfer areas, they shall enter and exit the area as nearby perendicul� <br /> to it as possible. <br /> 6.23.1 d) Strum Buffers Included As Fart of Minimum Lot Size E2aui <br /> :rements <br /> Stream buffers may be used as part of the required lot area or lot size <br /> for residential and non-residential developments. <br />
