169 <br /> ' 1 <br /> 7 <br /> RURAL NEIGHBORHOOD ACTIVITY NODE: <br /> Land focused on designated road intersections within a Rural-Residential <br /> area that is appropriate for small-scale commercial uses characteristic of "Nam <br /> and Pop" convenience stores and gas stations. <br /> AGRICULTURAL RESIDENTIAL. Land in areas where the prevailing land use ac- <br /> tivities are related to the land (agriculture, forestry) and which is an <br /> appropriate location for the continuation of these uses. _ <br /> The following statement of the policy in the Land Use Plan apply to this pro- <br /> posed land use Change: <br /> 2.1 Maintain and protect land which contains valuable renewable resources such <br /> as productive agricultural areas, managed forested areas and potential reservoir <br /> sites by directing incompatible development away from these areas. <br /> 5.1 Utilize the following locational criteria to designate the most appropriate <br /> location for the various Land Use Plan Categories: natural environment <br /> constraints land slope, hydrology, flora and fauna, soil conditions; availability <br /> of public services and utilities; transportation system access and capacity; <br /> impact ca energy resources; existing land uses; presence of productive <br /> agricultural or forested land; appropriate population densities; and the presence <br /> of historic or cultural features. <br /> 5.2 Guide growth to achieve a maximum amount of infill development in the urban- <br /> izing areas of the County while maintaining the integrity of the existing and <br /> future_open space and recreational system. The purpose of infi 11 will be to <br /> minimize sprawled development and promote a mere compact urban form. Secondary <br /> purposes will be to reduce transportation energy costs in addition to reducing <br /> public services costs. The Chapel Hill Township component of the Land Use <br /> Plan will be based on the assumption that 75% of the suitable vacant land in <br /> the Towns' existing urban area will be developed; however the goal will be <br /> to achieve 100% infill. <br /> 5:3 Direct intensive land uses to existing urban areas and areas designated <br /> Transition Areas and away from areas suitable for continue agricultural uses <br /> and protected as water supply watersheds. <br /> 5.10 Designate land in areas where the prevailing land use activities consist <br /> of agriculture and forestry and which should continue in these uses as <br /> Agricultural Residential. <br /> 5.11 Designate activity node of various types and functions at the intpr- <br /> sections of major arterials and collectors in order to accomodate different <br /> intensity levels of commercial and industrial development. <br /> 5.17 Designate land focused on designated road intersections within Rural <br /> Residential or Agricultural-Residential areas that is appropriate for small <br /> scale commercial uses as Rural Neighborhood activity nodes. <br /> GOAL SIX: The promotion of economic development which emphasizes employment <br /> meting local needs while preserving the character of communities and <br /> protecting the natural environment. <br /> 4 <br />
